Privacy Policy

The short version

This site collects the information you type into a form, and nothing else that identifies you. We use it to contact you about your property. We do not sell it, rent it, or trade it to other investors or lead buyers.

What we collect

Information you give us. When you submit a form, we receive what you typed: your name, phone number, email address, property address, and anything you write in the message field. That's it — there are no hidden fields.

Standard server logs. Like every website, our hosting provider records basic technical information about requests — IP address, browser type, the page requested and the time. We use this only to keep the site working and to detect abuse.

This site does not set advertising or tracking cookies, and it does not load third-party analytics or social media trackers.

How form submissions reach us

Form submissions are processed by a third-party form service, Web3Forms, which delivers them to our email inbox. They act as a processor on our behalf. Our email is hosted by Google Workspace. Both providers have their own privacy policies governing their handling of data in transit and at rest.

How we use it

• To contact you about the property you asked us about
• To research that property so we can make you an offer
• To keep records of transactions we complete, as required for tax and legal purposes

We do not add you to a marketing list you didn't ask for.

Phone calls and text messages

By checking the consent box on a form, you agree that we may contact you by phone, text and email about your property. Message and data rates may apply and message frequency varies. You can stop texts at any time by replying STOP, and you can ask us to stop contacting you entirely by calling 713-588-5152 or replying to any email from us. Consent to be contacted is not a condition of selling us a property.

Your consent to receive text messages, and the phone number you provide, are not shared with third parties or affiliates for their own marketing purposes.

Who we share it with

We share your information only with parties necessary to do what you asked us to do:

• The form provider and email provider described above
• A title company, if a transaction moves forward
• Our attorney or accountant, where a transaction requires it
• Anyone we're legally required to disclose to

We do not sell your information, and we do not pass it to other home buyers or lead-generation companies.

How long we keep it

We keep inquiries as long as we may reasonably need them, and records of completed transactions for as long as tax and property law requires. You may ask us to delete an inquiry that didn't result in a transaction by contacting us.

Your choices

You can ask us what we have about you, ask us to correct it, ask us to delete it, or ask us to stop contacting you. Email or call using the details below and we'll handle it. Texas residents may have additional rights under state law.

Your rights over your information

Whatever your state requires of us, we will do these things on request: tell you what information we hold about you, correct it if it is wrong, and delete it. To ask for any of those, call 713-588-5152 or email us and say what you want done. We will not charge you for it and we will not make you create an account to ask.

Two things we keep even after a deletion request, because we are required to: records of completed transactions, for tax and legal purposes, and a record that you asked us to stop contacting you — so that we honour it. If you ask us to stop calling or texting, we keep the phone number on a do-not-contact list rather than deleting it, because deleting it would mean we could not tell we had been asked to stop.

Records of your consent

When you submit a form, we keep a record of the exact wording you agreed to, along with the date and time. That protects you as much as us: it means there is never any question about what you were shown or what you agreed to.

Children

This site is not directed at children under 13 and we don't knowingly collect their information.

Changes

If we change this policy we'll update the date at the top of this page.
